GENERAL RULES
• Must be at least 21 years old to make a reservation
Only one reschedule per reservation is allowed. As long as the new amount for the stay is equal to or greater than what you've already paid, any alteration requested 30 days before check-in will be penalty-free, subjected to approval by our Team
• Less than 30 days before check-in, if you need to change the dates, the cancellation policy will be applied to any cancelled nights. On the check-in date, you may only request an alteration to include an extra night
• For your awareness, no one of our team is responsible for your belongings or any item left behind
• Check in: 4pm. Early Check In is possible. Please, contact us on the arrival date to check the availability. If you would like to guarantee an early check in, we recommend booking the day before your arrival if the house is available
• Checkout: 10am. The latest checkout allowed is 11am, under a $50 fee, charged by the cleaning company. If you plan to leave from 10am to 11am, contact us to add the late checkout fee to your reservation. Guests that stay after 10am without informing us beforehand will also pay the $50 fee. No guests are allowed to stay past 11am, because the cleaning company needs adequate time to clean the house before the following guest checks in at 4pm
• Quiet hours: 10pm to 8am
• No parties or events. No more than 12 guests should occupy the property at any time, even if they are not staying for the night. A charge of $100 per person after 12 guests will be applied, also guests that break this rule will have their reservation canceled with no refund. They will be evicted from the property immediately. There should be no party rental equipment of any kind at the house, which includes but is not limited to: chairs, tables, tents, portable dance floors, bounce houses, wet slides, etc. Also, fireworks are not allowed
• Please note that upgrading any TV channels is not permitted. Unauthorized upgrades may result in additional fees.
• No smoking, no vaping, no Marijuana inside the house. A $250 fine will be applied
• Pricing for this house is based on 2 guests per bedroom, and $15 for each additional guest per night (only 2 extra guests are allowed)
• PARKING:
Free parking. It's not allowed to park motorcycles, buses, trucks, trailers, and car trailers. If found in the property, the association will tow and fine the resident. Also, it's not allowed to park any vehicles on the grass or to block the driveway, including yours. Any fine towed issue to the homeowner will be the guest's responsibility
• RESORT AMENITIES:
The Resort amenities information is to the best of our knowledge. They are a third party, and we have no control over their amenities, and how they function. We will not be responsible if the Resort is closed, have a malfunction, or cause you any inconvenience. A refund will not be issue if the guest decides to cancel for this matter
To access the Resort amenities there's a one-time fee per house per reservation that should be paid directly at their Office

• HOUSE AMENITIES:
• Pool Heater can be added as an additional service to the reservation. It has an extra cost of $49.90/night, and has to be booked for all nights of your stay with a minimum of 2 nights. We do not accept partial payments. We recommend that you inform us at least 48 hours prior to the check in date. Pool heater can present unexpected technical issues during a stay. If this additional amenity was purchased by you, and it presents a problem, you will be entitled to a refund for this service only, and you will not have the option to cancel your reservation with a refund. Please be aware that cold weather and rain, might affect the pool heat to the point that it might not reach the desired temperature
• Please note that the pool heater depends on weather conditions. When outdoor temperatures drop below 45°F (7°C), the system may automatically shut down to prevent freezing and equipment damage. In such cases, the pool heater may not function properly due to factors beyond our control.
• Pool cleaning is done weekly by a professional company. On rare events, they have to go more than once. All guests must be out of the pool for the cleaning to happen. Their service typically takes 30 minutes, and they will leave a notice saying how long you have to wait until you can enter the pool again. Cleaning is done every Monday, but can be change without advance notice
• Weekly pool service is mandatory to ensure water quality. If the technician is unable to access the pool area, a $50 rescheduling fee will be charged via the Airbnb Resolution Center.
To request a reschedule, guests must contact the host in advance via Airbnb chat for confirmation with the cleaning company.
• We offer a propane grill for free! Guests are responsible for obtaining propane to use the grill. However, if the tank is full upon arrival, feel free to use it. By requesting this service, guests acknowledge they are using the grill at their own risk and are liable for any damage caused during its use.
• By making this reservation, you acknowledge and agree that the use of the pool and pool area is entirely at your own risk. Neither FR Hospitality Solutions Corp, its representatives, nor the property owner will be held responsible for any accidents, injuries, or damages, including but not limited to slips, falls, drowning, or any other water-related incidents that may occur.
Guests are fully responsible for supervising children and non-swimmers at all times. No lifeguard is on duty. We strongly recommend the use of life vests or flotation devices for those who are not strong swimmers.
For safety reasons, please ensure that the pool fence and patio doors remain closed at all times when an adult is not actively supervising. This is especially important when children are present to prevent any accidental access to the pool area.
By using the pool and pool area, you agree to hold harmless and indemnify FR Hospitality Solutions Corp, its representatives, and the property owner from any liability, loss, injury, or expenses arising from its use.
For everyone's safety, we kindly ask all guests to follow pool rules, exercise caution, and ensure that children are never left unattended near the water.
• HOUSEKEEPING AND CLEANING:
• There is no daily housekeeping service provided at the rental. Before check in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit
• We've provided 3 (three) 13-gallon garbage bags in the starter pack. If you require more, please purchase them accordingly. Make sure to use the proper garbage bags for all your trash. It's important to keep the area clean and tidy
• We have a laundry bin that is located on the pool area that we might need to access to pick up the dirty laundry and to leave fresh ones for the next stay. This process should take around 5 minutes, will always be on daytime and will not need any action from your part, this is solely to inform you
•The resort handles garbage collection and will only collect trash placed in the designated 13-gallon garbage bags. INCORRECT BAGS OR LOOSE ITEMS in the garbage bin can lead to a fine from the resort, which will be transferred to you
• We provide 1 towel kit per guest. Each kit contains 1 bath towel, 1 face towel, and 1 pool towel. They are located in the main closet.
There will be a $12 fee for any damaged towel.
• No food or drink is allowed in the bedrooms, game room, or pool
• Thermostat will be set to stay between 68º(cooling) and 80º(heating) to prevent any damages to the HVAC equipment
• Undisclosed pets by the time of the reservation will have a charge of $250. Service animals are permissible under Airbnb's non discrimination policy, however, if any damage or extra cleaning is needed because of the service animal, additional charges may incur...
