GENERAL RULES
• Guest must be at least 21 years old to make a reservation.
• Only one reschedule per reservation is allowed. As long as the new amount for the stay is equal to or greater than what you've already paid, any alteration requested 30 days before check-in will be penalty-free - subject to approval by our team.
• A cancellation fee will be applied if you change your reservation date less than 30 days before check-in. The only alteration request that our team will accept on the check-in date is an extra night.
• Please be aware that our team is not responsible for your belongings or any items left behind.
• Check-in is at 4 pm. An early check-in is possible. Please contact us upon arrival to check availability. To guarantee early check-in, please contact us a day before your arrival day.
• The latest checkout time permitted is 11 am. If guests wish to depart between 10 am and 11 am, they must contact us to include the late checkout fee of $50 in their reservation. Any guests staying past 10 am without prior notification will also be subject to the $50 fee. Please note that no guests are allowed to stay beyond 11 am, as the cleaning company requires sufficient time to prepare the house for the next guest arriving at 4 pm.
• Please be aware that the quiet hours are 10 pm to 8 am.
• No parties or events. No more than 12 guests should occupy the property at any time, even if they are not staying for the night. A charge of $100 per person after 12 guests will be applied, also guests that break this rule will have their reservation canceled with no refund. They will be evicted from the property immediately. There should be no party rental equipment of any kind at the house, which includes but is not limited to: chairs, tables, tents, portable dance floors, bounce houses, wet slides, etc. Also, fireworks are not allowed.
• Please note that upgrading any TV channels is not permitted. Unauthorized upgrades may result in additional fees.
• Please be mindful of our smoking rules. No smoking, vaping, or marijuana inside the house. A $250 fine will be applied.
• Our base pricing for this property is 2 guests per bedroom. A $15 fee will be applied to each additional guest per night, with a limit of 2 extra guests.
• PARKING:
Parking is free. It is strictly prohibited motorcycles, buses, trucks, and trailers on the premises. If this rule is violated, the association will toll any vehicle and a fine will be given. Do not park on the grass or block the driveway. Any fines issued to the homeowner will be the guest’s responsibility.
• HOUSE AMENITIES:
The pool heater can be added as an additional amenity to your reservation. It has an additional cost of $49.90 per night and it has to be booked for the entirety of your stay with a minimum of 2 nights. We do not accept partial payments. Keep in mind that it takes up to 48 hours to fully heat the pool. We kindly ask that you inform us if you wish to use the heater in advance so that the pool is ready upon arrival. Pool heaters can present unforeseen technical issues during a stay. If you purchased this amenity and it presents a problem, you will be entitled to a refund for this service solely. Cancellations with refunds will not be available in these cases. Please be aware that cold weather and rain may impact the pool heat, potentially preventing it from reaching the desired temperature.
• Please note that the pool heater depends on weather conditions. When outdoor temperatures drop below 45°F (7°C), the system may automatically shut down to prevent freezing and equipment damage. In such cases, the pool heater may not function properly due to factors beyond our control.
• Pool cleaning is done weekly by a professional company. On rare events, extra cleaning is necessary. To ensure proper cleaning, all guests must be out of the pool. The service typically takes 30 minutes, and the company will leave a notice saying how long you have to wait until you can enter the pool again. Please note that this service is provided every Wednesday, and it can change without advance notice.
• Weekly pool service is mandatory to ensure water quality. If the technician is unable to access the pool area, a $50 rescheduling fee will be charged via the Airbnb Resolution Center.
To request a reschedule, guests must contact the host in advance via Airbnb chat for confirmation with the cleaning company.
• We offer a propane grill for free! Guests are responsible for obtaining propane to use the grill. However, if the tank is full upon arrival, feel free to use it. By requesting this service, guests acknowledge they are using the grill at their own risk and are liable for any damage caused during its use.
• By making this reservation, you acknowledge and agree that the use of the pool and pool area is entirely at your own risk. Neither FR Hospitality Solutions Corp, its representatives, nor the property owner will be held responsible for any accidents, injuries, or damages, including but not limited to slips, falls, drowning, or any other water-related incidents that may occur.
Guests are fully responsible for supervising children and non-swimmers at all times. No lifeguard is on duty. We strongly recommend the use of life vests or flotation devices for those who are not strong swimmers.
For safety reasons, please ensure that the pool fence and patio doors remain closed at all times when an adult is not actively supervising. This is especially important when children are present to prevent any accidental access to the pool area.
By using the pool and pool area, you agree to hold harmless and indemnify FR Hospitality Solutions Corp, its representatives, and the property owner from any liability, loss, injury, or expenses arising from its use.
For everyone's safety, we kindly ask all guests to follow pool rules, exercise caution, and ensure that children are never left unattended near the water.
•Furthermore, you agree to indemnify FR Hospitality Solutions Corp, its representatives, and the property owner against any claims, demands, or damages, made by you, other guests, or any other person in your party, in connection to the pool and/or pool area.
• HOUSEKEEPING AND CLEANING
We do not offer daily housekeeping services. A professional cleaning company will thoroughly clean and inspect the property before check-in. Clean towels and sheets are available at the property.
• We have a laundry bin that is located on the pool area that we might need to access to pick up the dirty laundry and to leave fresh ones for the next stay. This process should take around 5 minutes, will always be on daytime and will not need any action from your part, this is solely to inform you.
• We provide 1 towel kit per guest. Each kit contains 1 bath towel, 1 face towel, and 1 pool towel. They are located in the main closet.
There will be a $12 fee for any damaged towel.
• Food or drinks are not allowed in the bedrooms, game room, or pool.
• To prevent any damage to the HVAC unit, the limit set temperature is 69º (cool mode) and 80º (heater).
• TRASH:
We remove the trash after every checkout, so guests don’t need to place the bins outside for county pickup. If you need the trash to be collected earlier, please contact us and we’ll take care of it.
• PETS:
Although we love pets, unfortunately, they are not allowed at the property. If you or other guests do not comply with this rule, a fine of $250 will be applied. Service animals are permissible under Airbnb’s non-discrimination policy. However, if extra cleaning is needed, or any damage is caused to the property, furniture, and/or amenities additional charges will take place.
• CAMERAS
A ring doorbell camera is located on the outside of the house facing the street for security reasons, and it will always be turned ON. There are NO cameras inside the property. Please DO NOT block the ring bell camera, this will result in a $250 fine.
